A client may not want to do repairs, or paint the house, or any number of things that can make selling their home a real challenge.

But, as their real estate agent, you have a duty to tell them what they need to do.

Your client’s yard can make or break a sale. The house may be a real gem, but if the yard is a mess, no one cares.

Here are some tips for getting the yard ready for the market.

1.) Clean it-

Get rid of dead plants, fallen branches, dog poop, fallen leaves, and clippings. Make it neat.

2.) Trim it-

Bushes and shrubs need to either be removed or cut in an clean, ordered fashion.

3.) Repair it-

Paint the decks and replace any rotted wood. Fix loose stairs and rails, down spouts, and burned out exterior lighting.

4.) Trash it-

Get rid of the rusted out grill, the dilapidated swing set, the trampoline nobody uses, the rusty or weathered lawn chairs, and the rotting tiki torches.

5.) Do The Basics-

Fresh mulch and some simple flowers will get the job done. Don’t go overboard. A couple kinds of flowers are enough.

Make it appealing but don’t make it distracting. Make it easy to maintain.
