3.) Pro HDR-

Taking good photos of your listings is vital. Pro HDR lets you take awesome pics with your smartphone. You can take pics up to twelve megapixels.

4.) Carrot-

Get this smack-talking app to stay on schedule. It rewards you when you’re on point, but scolds you when you get off track. Bring some personality to your scheduling. Just don’t get mad and smash your iPhone.

5.) MailTracker-

Have you ever thought about how convenient it would be to know if your emails had been read? MailTracker makes that a reality by letting you see when an email was read and how long it was viewed. Pretty handy.

Let’s face it. Your schedule can get overwhelming. Real estate agents work beyond the average 9 to 5, which can make balancing the rest of your life tricky. Kids, spouses, the house, cooking, and pretty much everything else can sometimes take a hit.

That often translates to very little time for yourself. Which means getting to the gym and making your fitness a priority can be challenging. But, it’s not impossible with a bit of planning and some creativity.

4 Tips for Staging Beachfront Property

When it comes to getting your client’s waterfront property ready for the market, you need to make sure more than just the house is in order.

When you’re selling a waterfront property, you’re selling more than a house, you’re selling a lifestyle. Make sure you’re doing everything you can to market that lifestyle effectively. Here are some tips.

1.) The Beach-

Make sure it’s cleared of weeds and debris, such as litter or washed up fish. Add some highlights, like a simple firepit made of brick or rock and some beach chairs and an umbrella.

If there are barbecues, clean them up and make them look ready to use.

2.) The Dock-

Make sure the dock looks serviceable and inviting by replacing old or rotted boards and applying fresh paint or varnish. Hammer in nails that have worked their way out and could snag a bare foot.

Replace any dry rotted furniture or equipment. If the dock has lighting, make sure it’s functional and replace dead bulbs.

3.) The Boat-

If there is a boat, make sure it’s a good looking boat. If it’s been sitting docked for a long time, it may need a thorough cleaning. If it’s just too old and ugly to fix up, find it a temporary home somewhere else.

Maybe ask a neighbor to let your client park it at their dock for a while. The same rules apply to jet skis. Make them look good or get them out of there.

4.) Have Local Knowledge-

Find out from the seller about the local scene. Does it get crowded at certain times? Is the fishing good? Are there local events, like regattas or fishing competitions that might be appealing?

Be able to answer questions about the community on the water and what it’s like to be a part of it.

6 Top Offenses at Showings

1.) Lurkers-

No one wants to see a listing with the homeowners looking over their shoulder. It makes it very uncomfortable for the prospective buyers to discuss the hideous carpet and fire damage with the selling agent.

2.) Cujo-

Your clients need to get their pets out of the home. Pets are a distraction, or worse, can be scary. It’s hard to look at a house when there’s a pit bull trying to eat your face.

3.) Stank-

Pets and cigarettes leave stenches that make it very hard to sell a home. No matter how nice a home is, if it smells like pee or the local honky tonk, it’s going to be a very challenging sell.

4.) Land Fill-

If the owners can’t get the house clean for a showing, there’s going to be trouble. No one wants to buy a house that could be on a TV show about hoarding.

5.) Unsterilized-

It’s really distracting when clients won’t put away their personal stuff. Their 12 inch action figure collection on the mantle or their death metal posters on the bedroom walls can really turn off a buyer.

6.) Wild Kingdom-

Not necessarily the owner’s fault if they haven’t been around in a while, but walking in on a family of raccoons, possums, or feral cats can really send buyers running. And don’t forget the unexpected pleasure of a hornets’ nest the size of a basketball on the front porch.

It’s always a blast for clients to get attacked by nature at a showing.

The millennials are all grown up. It doesn’t matter if you don’t know them, if you don’t understand them, or if you’re just scared of them, they are the future.

They are currently the biggest and fastest growing consumer demographic, and when it comes to real estate, they make up the vast majority of first time home buyers. And millennials want to do business with fellow millennials.

That means our industry needs to figure out how to get millennials interested in careers in real estate, and how to get them to stay for the long haul. Here are some ideas.

1.) Excite Them-

Millennials don’t want to go to work with a boring, stagnant company. They want to work at a dynamic company that’s willing to try new things. That means a lot of companies need to throw out the old playbook and start coming up with new ways to do business.

Think about craft beer brewers, coffee houses, and tech start ups. The workplace doesn’t get much more hip and fun than that! Can your business emulate them? Because you’re going to need to. Good luck.

2.) Speaking Of Tech Start Ups…-

Your company needs to stay on the cutting edge of technology related to real estate. That means apps for everything, remote business options, and easy communication.

Remember, while you may have learned about computers from Oregon Trail, millennials were born into a world with the internet and Angry Birds. Their mobile devices are their everything. Incorporate tech accordingly.

3.) Give Your Team A Long Leash-

Millennials don’t want to held down by nine to five jobs like their parents. They want to be able to move about freely and not have a boss breathing down their neck and watching their every move.

Offer millennials some autonomy to come and go as they please. This doesn’t mean you have to surrender authority, just don’t get so caught up in keeping tabs on your employees so long as they are performing.
