Realtor Success Tips: How To Dress

Dress for the job/position you want. Take fashion cues from people who are a little higher up the corporate ladder than you are. Don’t follow fads or trends, but instead wear classic styles that present yourself in a way that commands respect.

Dress for where you live and work. California real estate industry has different standards than New York real estate industry, but make sure you choose business clothing that suits your industry, wherever it might be.

Pay attention to details. Tailoring, hems, and fit matter as well. If you must carry a briefcase or other bag, select one in a timeless color and style. Facial hair for men and hairstyles for women also matter and go a long way to create your overall image statement.

Skip the extreme statements and you’ll look great! And don’t forget your image isn’t just about how you look in real life, but it’s also important to create a strong brand image online for your California real estate business!

Tips for Networking Success in Real Estate

Networking is an important part of connecting with different people to be successful. It’s one thing to be an industry leader, but are you an influencer?

Are you well connected with a loyal base of clients who trust your opinion? Who are your influencers? Do you have a network of other industry leaders you can bounce ideas off with and just share general information?

Whether you are looking to network with current and potential customers or other industry leaders the following tips will help you to have more success in the process. 

1. Provide something of value

When you are thinking about making a networking connection, instead of thinking what the person can do for you, consider what you can do for them. Determine what you can offer them that might be seen as valuable.

2. Make connections

Everyone you come into contact with won’t be a natural fit for your network. Success in networking comes when you do your homework and see where different aspects of your life intersects with others.

Look for commonalities and build from there. In today’s world, everyone appreciates the personal connections because they mean more in a sea of automated interactions.

3. Pick up the phone

How many emails have you gotten today that you deleted, ignored or put off until that magical ‘later’ that never comes? Probably quite a few!

Not just that, but research shows that it is harder to convey the tone of a message through email. Voice inflections heard on the phone or even body language gleaned from face-to-face communications can make a stronger connection when you are trying to network.

Set aside 10-15 minutes each day to make phone calls such as this. If possible, schedule weekly lunch meetings for networking. You will come away from the experiences with a stronger network of influencers.

4. Don’t go overboard 

A networking connection should serve a specific function. Identify how you can help each other and address those needs. If you try to become too friendly too fast or end up making the person feel their time is being wasted, it might sour the relationship.

Keep your contact simple and be clear up front what you are seeking.

5. Make yourself available in the future

When someone helps you, make it clear that you will return the favor. It might not be immediate, but down the road a colleague or client might need to dial in a favor. 

These types of interactions are what contribute to long-term relationships, a key component in successful networking.

You Have A Client Who Is Ready To Make A Real Estate Offer – What To Do Next…

What to do when you have a client looking to buy a house.

Congratulations, you have a customer who is ready to write an offer!

We put together this handy guide on the steps for helping your clients:

Before you sit with the buyer to write the offer:

1. Pull a property profile

2. Print the full MLS listing (not the version for the customer)

3. Call the listing agent to let them know you and interested buyer and anticipate sending as offer…….ask if there are other offers, ask for the general terms and price of other offers, ask if there is anything specific seller needs (long closing, rent back at COE, etc).

4. Take a blank copy of the RPA with you when you meet the customer (WPA just in case buyer wants to use form with offer)

5. If you are not familiar with the RPA, highlight your blank copy to make sure you cover all the necessary items when you sit with buyers

6. Ask buyer if they have a lender and have they have been pre‐approved!! (you should actually do this before showing properties to a customer but if you didn’t, it is vital you get this info now)

7. Ask for an appointment to meet with all buyers at once

8. Pull a CMA for buyer so they have some idea where market value is as YOU cannot determine the offer price

At the appointment:

1. Review items of the property that were of importance for the buyer (must have washer and dryer, must have high yard fence, etc)

2. Show buyer the CMA so they can see up front what the market value of the property may be.

3. Confirm who the buyers will be (this should match names on pre‐qual)

4. Confirm what type of loan buyer is getting (conventional, FHA, VA)

5. Tell buyer that you will review the entire offer form with them so they can present the best offer to seller from the start (not all agents do this). Once you have reviewed all items with them, you will go straight back to your office and create a full electronic version with the required attachments and you will Docusign/Digitial Ink or personally bring back to them to sign.

6. Use your sample RPA, start with page one and ask/discuss/clarify items required to submit the offer (use your highlighted items and cover each item)

7. Once you have all of the information you need to create the offer, give the buyer homework!

8. Have buyer write a personal letter to the seller (tell the buyer what the seller’s name is) to tell them a little something about themselves and why they love this property (be sure to have them stay away from ethnic/racial references, direct religious references, or sexual orientation references)

9. If the buyer’s pre‐qual/pre‐approval letter is not the same as the offer amount you are going to write, have buyer contact their lender and get a new letter.

After the Appointment:

1. Write the OFFER!!!! Minimum forms, AD2, RPA, BIA (additional forms that may be
needed, WPA, Affiliated Business Disclosure, Addendum, APA, PAA)

2. Review the offer to make sure you have everything on there that you and buyer
discussed. If you missed discussing something, contact buyer ASAP and get that
information.

3. Get offer signed by buyer(s) and YOU sign page 8

4. Get the buyer letter and the prequel from buyer

5. If possible, create ONE PDF with all documents (personal letter is page 1, Pre‐qual is page 2, copy of the initial deposit check is page 3, RPA, BIA, WPA, etc, etc)

6. Send offer to listing agent as indicated on MLS report.

7. Call listing agent and let them know you just submitted an offer!

Here are a few tips for how you can improve your marketing using video and mobile technology.

1. Go Pro – 

If you are trying to sell a luxury listing, it makes sense to hire a video production professional. With a high-quality video, your listing will truly shine.

Same goes for still photography. If you can, hire a professional photographer to shoot images of the property for sale. Style, lighting and camera angles go a long way in making a home look amazing.

2. More is More (when it comes to photography) – 

For every listing, you should have at least 20 to 24 photos. This will help prospective buyers get a feel for the entire home or property so they can decide whether or not to schedule a viewing.

If you can’t get enough high quality photos of the home, include photos from the neighborhood or community. This also allows home buyers to get a greater understanding of what it would be like to live in the home or property for sale.

3. Make it Fun –

Photos of the home or property should be clear and depict accurately what it looks like. But there’s no reason you can’t create some fun photos as well. This might be taking photos of someone lounging by the home’s swimming pool.

Perhaps you could take photos of the home or property’s view at different times of day.

Get creative and you will be able to attract buyers who appreciate those extra touches.

If you’re looking for software that will help you create your virtual tours, there are several options.

One is RealEstateShows.com. It allows you to create a video by panning across the photos of a home or property.

There’s also VisualTour.com, ImageMaker360.com and RealTourVision.com.

VisualTour is popular because it allows users to create tours from a smartphone or iPad. These tours can then be uploaded to YouTube.

The platform also offers unlimited personal training and technical support. This is particularly valuable if you aren’t as confident with the software as you’d like to be.

Want to share your videos via social media? That’s another great feature as well as posting directly to realtor.com.

VisualTour.com is responsive as well, automatically adjusting the virtual tour to fit the screen of the device it is being viewed upon.

Both VisualTour.com and Tourzilla are “responsive.”

This means that they detect the type of device the viewer is using and then automatically adjust the virtual tour to fit the screen size. None of the older technologies seem to have this ability at this time.

Mobile and video technology is sweeping the real estate industry.
