To be successful in real estate, you need to do a few key things. Some of it depends on how you work with your clients, including communicating and managing their expectations. As real estate agents, we’ve all had that client who doesn’t quite understand what we need from them inside their home to help us sell it.
Sometimes, a lot needs to be done to get a house or property ready to show prospective buyers. It’s important to guide your client and emphasize how important it is to follow their real estate agent’s advice to get their house ready to sell. Get these points across to them as best as you can.
Being successful in real estate also depends on who you associate with. One way to experience success is by joining up with a 100% commission real estate brokerage that is committed to staying on top.

One way to market homes for sale in San Diego and surrounding areas is with open houses. But in order for open houses to be successful, you must educate the homeowner on what is expected from them. Here are a few tips!
Go away- It sounds harsh, but this is key. On days you show their home, you need your clients out of the house. Potential buyers shouldn’t interact with sellers. When a seller insists on staying home during showings, they’ll only serve to distract visitors and make them ill at ease. No prospective buyer wants to discuss any negatives in front of the home owner. This is a major business deal and not something that should be taken lightly. Help your clients understand and you’ll have more success for them.
No pets- The same rule applies to the family pets. Hide the food bowls, dog beds, and squeaky toys. Get the pets out of there, too. Some people are afraid of dogs, and if a potential buyer is allergic to cats and dogs, seeing them will immediately affect their attitude towards a property.
Sanitize- Clean up and clear out. This applies to people as well as clutter and other junk. The idea is to help make the house emotionally neutral and give visitors a chance to imagine their family in the home, not the current owners.
Highlights- Does the home have a great selling point? Like a massive garage, a study with great floor to ceiling shelves, or perhaps a dedicated gym? Make sure the owners know the importance of making this aspect stand out. Clean it up and make it a feather in the house’s cap.
Unclutter- Make the house austere. This isn’t to say gut the home, but make it feel open and inviting. No one want to live in a cramped space. Maybe the owners need to get a storage space and box up some of their stuff until the house sells.
These are just a few tips. Make sure your clients understand how important it is to listen to you before you get into the home selling process. Ultimately you are the expert and your clients need to know that. Show your knowledge and demonstrate your value to them.
