Get to know them and discover exactly what it is they need in a new home. You do that by building a relationship and connecting with people.

2.) Get Educated-

In real estate, you need to know your job, front to back. Learn the laws, the codes, everything having to do with property in your territory. Anything less is just lazy.

Keep current on developments in your field by attending seminars and relevant educational opportunities throughout the year. The same applies to your listings.

Learn everything you can about them so when a potential buyer asks about the school zone you don’t look like an uninformed hack.

3.) Learn The Ropes / Pay Your Dues / Do Your Time-

Whatever you want to call it, it means finding someone to mentor you. You can’t just leap into real estate. You need to find someone to shadow and get some meaningful experience.

If that means you have to do the scut work and the coffee runs for an old pro, just be thankful for the opportunity. Keep quiet, observe, and learn.

4.) Ethics Matter-

Whether you’re dealing with your clients or your co-workers, in real estate, your word better count for something. Screw up bad enough and you can get sued or go to jail.

Be honest and do your best. Be someone your co-workers and clients can depend on and trust. It’s really just simple golden rule philosophy. If you’re a dirtbag, you won’t last long in real estate. Go somewhere else.

4.) Carrot-

Get this smack-talking app to stay on schedule. It rewards you when you’re on point, but scolds you when you get off track. Bring some personality to your scheduling. Just don’t get mad and smash your iPhone.

5.) MailTracker-

Have you ever thought about how convenient it would be to know if your emails had been read? MailTracker makes that a reality by letting you see when an email was read and how long it was viewed. Pretty handy.

4 Tips for Staging Beachfront Property

When it comes to getting your client’s waterfront property ready for the market, you need to make sure more than just the house is in order.

When you’re selling a waterfront property, you’re selling more than a house, you’re selling a lifestyle. Make sure you’re doing everything you can to market that lifestyle effectively. Here are some tips.

1.) The Beach-

Make sure it’s cleared of weeds and debris, such as litter or washed up fish. Add some highlights, like a simple firepit made of brick or rock and some beach chairs and an umbrella.

If there are barbecues, clean them up and make them look ready to use.

2.) The Dock-

Make sure the dock looks serviceable and inviting by replacing old or rotted boards and applying fresh paint or varnish. Hammer in nails that have worked their way out and could snag a bare foot.

Replace any dry rotted furniture or equipment. If the dock has lighting, make sure it’s functional and replace dead bulbs.

3.) The Boat-

If there is a boat, make sure it’s a good looking boat. If it’s been sitting docked for a long time, it may need a thorough cleaning. If it’s just too old and ugly to fix up, find it a temporary home somewhere else.

Maybe ask a neighbor to let your client park it at their dock for a while. The same rules apply to jet skis. Make them look good or get them out of there.

4.) Have Local Knowledge-

Find out from the seller about the local scene. Does it get crowded at certain times? Is the fishing good? Are there local events, like regattas or fishing competitions that might be appealing?

Be able to answer questions about the community on the water and what it’s like to be a part of it.
