How to Get Millennial Agents to Join Your Team, Part 2

Big Block Realty wants all our agents to have the latest helpful tools to increase their success.

Being a successful real estate agent requires you to attract the right people to join your team.

Building a successful career with a 100% commission real estate business is about spotting talent and choosing your team carefully.

Since millennials are the biggest demographic of home buyers right now (and consumers in general), it might be a good idea to start attracting a few to your team. The baby boomers are getting ready to retire, so it’s time to start training the next generation of real estate agents anyway.

Here’s some more tips for attracting millennials to your team.

1.) Teamwork-

Millennials place a lot of value on being part of a group effort larger than themselves. Show them that your company extols their values. Let them know they have plenty of people to turn to for anything they need on the job.

Give them a warm welcome by pairing them up with a mentor for a while. Make sure they’re meeting the whole team throughout their training period.

2.) Community Involvement-

Millennials want to do more than make money. They are very motivated to get involved in organizations that give something back to the community where they live. This can be anything from a 5k to a food drive, or anything that helps people in need.

These kinds of events are also a great way for new agents to make contacts and meet people, as well as get to know their territory. Find a good cause and get your company involved.

3.) Keep Them In The Loop-

Millennials don’t want to be a cog in a greater machine. They don’t want to be treated like worker bees. They want to be a vital part of wherever they decide to make a career.

They want to have meaningful and honest relationships with their coworkers and employers. This means getting to know them and keeping them informed about what’s going on in the company.

If you make them feel like they’re just a number, you’re never going to be able to keep them around for very long.

4 Tips for Staging Beachfront Property

Big Block Realty wants all our agents to have the latest helpful tools to increase their success.

Learning how to market different kinds of properties is vital for real estate professionals.

Building a successful career with a 100% commission real estate business is all about knowing what you can do to make sure a property sells in a timely manner.

When it comes to getting your client’s waterfront property ready for the market, you need to make sure more than just the house is in order.

When you’re selling a waterfront property, you’re selling more than a house, you’re selling a lifestyle. Make sure you’re doing everything you can to market that lifestyle effectively. Here are some tips.

1.) The Beach-

Make sure it’s cleared of weeds and debris, such as litter or washed up fish. Add some highlights, like a simple firepit made of brick or rock and some beach chairs and an umbrella.

If there are barbecues, clean them up and make them look ready to use.

2.) The Dock-

Make sure the dock looks serviceable and inviting by replacing old or rotted boards and applying fresh paint or varnish. Hammer in nails that have worked their way out and could snag a bare foot.

Replace any dry rotted furniture or equipment. If the dock has lighting, make sure it’s functional and replace dead bulbs.

3.) The Boat-

If there is a boat, make sure it’s a good looking boat. If it’s been sitting docked for a long time, it may need a thorough cleaning. If it’s just too old and ugly to fix up, find it a temporary home somewhere else.

Maybe ask a neighbor to let your client park it at their dock for a while. The same rules apply to jet skis. Make them look good or get them out of there.

4.) Have Local Knowledge-

Find out from the seller about the local scene. Does it get crowded at certain times? Is the fishing good? Are there local events, like regattas or fishing competitions that might be appealing?

Be able to answer questions about the community on the water and what it’s like to be a part of it.

How to get Millennial Agents to Join Your Team, Part 1

Big Block Realty wants all our agents to have the latest helpful tools to increase their success.

Being a successful real estate agent requires you to attract the right people to join your team.

Building a successful career with a 100% commission real estate business is about spotting talent and choosing your team carefully.

The millennials are all grown up. It doesn’t matter if you don’t know them, if you don’t understand them, or if you’re just scared of them, they are the future.

They are currently the biggest and fastest growing consumer demographic, and when it comes to real estate, they make up the vast majority of first time home buyers. And millennials want to do business with fellow millennials.

That means our industry needs to figure out how to get millennials interested in careers in real estate, and how to get them to stay for the long haul. Here are some ideas.

1.) Excite Them-

Millennials don’t want to go to work with a boring, stagnant company. They want to work at a dynamic company that’s willing to try new things. That means a lot of companies need to throw out the old playbook and start coming up with new ways to do business.

Think about craft beer brewers, coffee houses, and tech start ups. The workplace doesn’t get much more hip and fun than that! Can your business emulate them? Because you’re going to need to. Good luck.

2.) Speaking Of Tech Start Ups…-

Your company needs to stay on the cutting edge of technology related to real estate. That means apps for everything, remote business options, and easy communication.

Remember, while you may have learned about computers from Oregon Trail, millennials were born into a world with the internet and Angry Birds. Their mobile devices are their everything. Incorporate tech accordingly.

3.) Give Your Team A Long Leash-

Millennials don’t want to held down by nine to five jobs like their parents. They want to be able to move about freely and not have a boss breathing down their neck and watching their every move.

Offer millennials some autonomy to come and go as they please. This doesn’t mean you have to surrender authority, just don’t get so caught up in keeping tabs on your employees so long as they are performing.

4 Tips for Hosting a Great Open House Event

Big Block Realty wants all our agents to have the latest helpful tools to increase their success.

Learning how to successfully market your listings is vital for real estate professionals.

Building a successful career with a 100% commission real estate business is all about learning everything you can to get your clients the results they need.

Hosting an open house is real estate 101, but it never hurts to hear some new ideas on old fashioned sales techniques. See if these might work for your next open house event.

Open House 3

1.) Make It Classy-

Give your open house a little bump by hosting an art show. Find some local talent in need of a venue and let them cover the walls in their work.

Contact your nearest university and offer the venue to student artists. Hire some local musicians to play some elegant jazz for a few hours.

Offer some wine and cheese. People love a little free entertainment, and it may draw in some folks who wouldn’t normally attend an open house.

2.) Hire A Caterer-

Trying to sell a really high end piece of property? Go all in and hire a great caterer.

The food will keep prospects around a bit longer, and good eats are a fantastic way to start the conversation with visitors.

3.) Invite The Whole Neighborhood-

Get the neighbors involved.

They may have friends in the market for a new home.

Everyone wants their friends to move into their neighborhood.

The neighbors can be great lead generators. Invite them to stop by with their house hunting friends.

They’ll encourage them to buy. Take advantage of the power of friendship!

4.) Yard Signs-

While your internet promotions are invaluable, don’t underestimate the value of good old fashioned yard signs. Put them at every intersection and along the sides of the roads.

Put out a lot of them.

You really can’t overdo this low-tech marketing tool.

3 safety tips every real estate agent should know

Here at Big Block Realty, we want all our agents to excel and do their best for the client, but we want them to make certain they stay safe while they do it.

We want to share some tips with all our new agents so they stay safe in their new careers. Big Block Realty wants all our agents to have the latest helpful tools to increase their success.

Building a reputation for a 100% commission real estate business is about more than just making sales. It’s about keeping our agents safe in everything they do.

Keep some simple rules in the forefront of your mind and you won’t have any problems.

Halloween

Statistically, real estate agents have a very dangerous job. We routinely put ourselves in potentially very dangerous situations involving strange people and places.

Unfortunately, doing these things are a necessary and unavoidable part of the job. But that doesn’t mean we can’t take precautionary measures in order to keep ourselves safe.

Here are a few ideas to make sure you get through your work day as safe as possible.

1. Meeting A New Client-

Always do this at the office first. Make sure at least one of your coworkers also meets them and make a copy of their driver’s license.

If they are a legitimate client, they won’t be offended by you taking precautions. Even if they are, you can apologize for the inconvenience, but never apologize for thinking of your safety.

2. Entering An Empty Or Foreclosed Property-

Empty houses can attract squatters and be used for a variety of nefarious purposes. You could also encounter the disgruntled former owner lurking inside.

If the property is in a rural area, you may even walk in on potentially dangerous wildlife. Take a walk around the house to look for forced entry such as broken locks or windows before entering.

If you find these conditions, call the police immediately. You’ll need to file a report anyway, and the police will be happy to do a walk through to make sure it’s safe.

3. Open Houses/Showing Properties Solo-

Try to avoid going it alone. Take a coworker, a spouse, or a friend. If you have to fly solo, avoid letting the client get behind you or in a confined space.

Always maintain an escape route. If you start to feel uncomfortable, immediately excuse yourself and get out of there. Don’t worry about hurting feelings.

Our bodies send us signals for a reason. Trust your gut and get away from potential danger.

These are just a few ideas to keep you safe on the job. Remember, there’s people who need you. Be sure you get home to them at the end of the day.
