Being a real estate agent means you sometimes have to deal with difficult clients. It’s just part of it.

Have you ever had clients so bad you wanted to quit your job and go live in a van down by the river? If you haven’t, just stand by, because you will. It’s part of being a real estate agent. See if you’ve experienced some of these worst offenses.

1.) Lurkers-

No one wants to see a listing with the homeowners looking over their shoulder. It makes it very uncomfortable for the prospective buyers to discuss the hideous carpet and fire damage with the selling agent.

2.) Cujo-

Your clients need to get their pets out of the home. Pets are a distraction, or worse, can be scary. It’s hard to look at a house when there’s a pit bull trying to eat your face.

3.) Stank-

Pets and cigarettes leave stenches that make it very hard to sell a home. No matter how nice a home is, if it smells like pee or the local honky tonk, it’s going to be a very challenging sell.

4.) Land Fill-

If the owners can’t get the house clean for a showing, there’s going to be trouble. No one wants to buy a house that could be on a TV show about hoarding.

5.) Unsterilized-

It’s really distracting when clients won’t put away their personal stuff. Their 12 inch action figure collection on the mantle or their death metal posters on the bedroom walls can really turn off a buyer.

6.) Wild Kingdom-

Not necessarily the owner’s fault if they haven’t been around in a while, but walking in on a family of raccoons, possums, or feral cats can really send buyers running. And don’t forget the unexpected pleasure of a hornets’ nest the size of a basketball on the front porch.

It’s always a blast for clients to get attacked by nature at a showing.

The millennials are all grown up. It doesn’t matter if you don’t know them, if you don’t understand them, or if you’re just scared of them, they are the future.

They are currently the biggest and fastest growing consumer demographic, and when it comes to real estate, they make up the vast majority of first time home buyers. And millennials want to do business with fellow millennials.

That means our industry needs to figure out how to get millennials interested in careers in real estate, and how to get them to stay for the long haul. Here are some ideas.

1.) Excite Them-

Millennials don’t want to go to work with a boring, stagnant company. They want to work at a dynamic company that’s willing to try new things. That means a lot of companies need to throw out the old playbook and start coming up with new ways to do business.

Think about craft beer brewers, coffee houses, and tech start ups. The workplace doesn’t get much more hip and fun than that! Can your business emulate them? Because you’re going to need to. Good luck.

2.) Speaking Of Tech Start Ups…-

Your company needs to stay on the cutting edge of technology related to real estate. That means apps for everything, remote business options, and easy communication.

Remember, while you may have learned about computers from Oregon Trail, millennials were born into a world with the internet and Angry Birds. Their mobile devices are their everything. Incorporate tech accordingly.

3.) Give Your Team A Long Leash-

Millennials don’t want to held down by nine to five jobs like their parents. They want to be able to move about freely and not have a boss breathing down their neck and watching their every move.

Offer millennials some autonomy to come and go as they please. This doesn’t mean you have to surrender authority, just don’t get so caught up in keeping tabs on your employees so long as they are performing.

6 Tips for Staying Safe On the Job

Learning how to stay safe on the job is vital for real estate professionals.

Building a successful career with a 100% commission real estate business is a great and rewarding experience, but an agent must never forget that their safety on the job is paramount and comes before making the sale.

Two real estate agents were attacked in Florida earlier this month highlighting the need for agents to exercise caution and maintain situational awareness on the job. Keep some basic safety tips in mind and have a plan when you’re out in the field. Make sure you come home to your loved ones safe and sound at the end of the day.

1.) Trust Your Gut-

When you get a bad feeling about a person or a situation, you should listen to it. Those gut feelings are what kept your caveman ancestors alive, and they’ll do the same for you. Don’t put someone else’s feelings ahead of your personal safety. Politely excuse yourself, and get out of there immediately.

2.) Meet Clients In The Office First-

Have clients come by the office for your initial meeting prior to showing them a property. Make sure your co-workers see them, and even introduce them to at least one of them.

3.) Get Their Vitals-

Have clients fill out an information sheet and get a copy of their driver’s license. Record the make and model of their vehicle and get their license plate details.

4.) The Buddy System-

Take a co-worker on a showing or have your spouse or a friend join you. Having backup is always a good idea.

5.) Eyes On-

Don’t let clients get behind you. Keep them in your field of vision at all times and never let them slip into your blind spots. Know where the exits are in a house for quick escape routes, and be prepared to defend yourself if you need to.

6.) Check In/Out-

Whenever you go to a showing, make sure someone knows where you’re going and approximately what time you’ll be back. Make sure they know to raise the alarm if you don’t return on schedule.

4 Ways being an Agent isn’t all Fun and Games

Sometimes, being a real estate agent is tough. Things don’t always go smooth and the people you work with can be challenging. You’re going to get stressed. After all, if you aren’t selling houses, you’re going to lose your home, your car, your spouse, and your kids won’t go to college, right? Take it down a notch. You’re going to be fine. All agents experience times on the job where they just want to quit and join the merchant marines. See if you can relate.

1.) Open House Fail-

It sucks when you manage to get the family and the pets out of the house for a few hours and you only get a couple of visitors. Or even none. It happens. Just remember, even if you don’t get a great turn out, every open house is a chance to network. And all that quiet time is great for catching up on your emails and returning calls. Or catching up on your favorite shows.

2.) Client Cooperation-

Sometimes trying to get a client’s house ready to show is a Sisyphean ordeal. You can’t seem to even get them to take the trash out, much less patch the holes in the walls where the kids played darts. If you can’t get them to come around, maybe you can recommend them to a fellow agent you secretly want to suffer.

3.) Money-

You like it. You need it. But you don’t always have as much as you’d like. Be prepared for lean times as you get started in real estate. But you’ll level out. Just be ready to eat some Ramen for a while. Or have a very understanding and patient spouse who gives you an allowance.

4.) Pacing-

The life of a real estate agent can be boring one day and nuts the next. Be ready to move fast, spend lunch behind the wheel, and be at folks beck and call.

This is somewhat true, but we’re still human beings and like to talk about politics and religion as much as the net guy or gal. Sometimes, it’s nice to just enjoy a scotch at a party and not say a word about the housing market.

2.) Real Estate Agents Love A Good Motivational Speaker-

Most of us got into this business because we’re good with people. We don’t need professionals to teach us how to get ourselves out of bed and face the day. We don’t need to pay a bunch of loud-mouths a lot of our hard earned money to school us on “how to make it happen.”

We’re good at sales and we’re good with people. We’re real estate agents. We don’t need cheerleaders.

3.) Real Estate Is A Fall Back Career-

This is somewhat true. A lot of people looking to make a career change try real estate and bring their skills from their prior experience with them. And a lot of them do great and find it a great fit. But there are just as many young people getting their start in the world who decide it’s right for them, too.

But is there something inherently wrong with being fifty-five, ditching a job you’ve hated for twenty-five years, and becoming a real estate agent? Nope. Not in the slightest.
