Realtor Success Tips: How to get the most out of your leads

In the world of real estate, leads are like the holy grail.

Realtors spend lots of time working on drumming up leads, but then what? It’s possible that you aren’t getting the maximum impact of your leads because you aren’t putting in the necessary effort to nurture them. Perhaps you have tunnel vision when it comes to new clients.

Big Block Realty Voted Best Real Estate BrokerageMuch like a long-term relationship with a friend or partner, leads require investment on the front end so you can reap the benefits of a rich relationship later on. It’s easy to neglect the contacts you’ve already made as you strive to build new relationships with potential buyers and sellers.

Real estate pros need to remember that leads have a life of their own.

Just because a lead isn’t ready to do business now, it doesn’t mean they won’t be in six months. People’s situations change. You want to be on their mind when they do. You want to be who they think of when it’s time for them to buy or sell.

So just how do you ensure this?

Stay in touch with your contacts. Friend them on Facebook or follow them on Twitter. Stay connected when you don’t need anything from them. Show them you care. Let them know you’re still thinking of them every now and then.

Make suggestions and offer advice. Not only will they remember you when the time is right, but they’ll remember your name when they’re talking to their friends who are ready to do business.

As a realtor, you must avoid the pitfall of the “dead end.” There are no dead end leads if you take care of them correctly.

Never stop contact with a potential client because you never know when it will turn into an opportunity.

Remember, real estate is about timing for the vast majority of people.

Buying and selling real estate is the largest financial decision people will make in their lives. That’s basic high school economics material.

When the time is right for a buyer or seller, you want your name to be the first one they think of, even if they met you five years ago.

Finally, don’t forget to follow up with customers after each sale. Make time to say thank you for their business. Going the extra mile will set you apart from the competition and give your past customers a reason to become repeat customers.

Customer Service 101: Finding and Keeping Loyal Real Estate Clients

ID-100146282Real estate is the business of working with people. It’s not just about finding people to work with, but it’s also about providing the level of excellent service that keeps these people happy.

A happy client is a loyal client. And a loyal client can be your biggest brand ambassador when trying to build your brand or business.

It’s important to spend as much time, if not more keeping your current customers happy as you do trying to find new customers.

Here are a few tips for creating loyal customers:

1. When you mess up, apologize.

Customer satisfaction is only worth as much as customer loyalty. And satisfied customers make a real estate professional’s life much smoother. But nobody is perfect. Things might not go exactly according to plan. You might make a mistake. The important thing is to be upfront about it and apologize.

Customers will appreciate the direct approach. They are just human too. They understand that things happen, but it’s how you move forward from them is what matters.

Also, take a look at this post we did on: “Realtor Tips for working with a difficult client

2. After you apologize, fix the problem.

When you make a mistake, the first thing you should say is “I’m so sorry.” The next thing you should say is “let’s fix it.” Don’t waste a customer’s time trying to explain why something happened. This doesn’t really get you anywhere. Instead, make the necessary actions to fix the problem.

This shows customers that they can depend on you, even when things don’t go according to plan.

3. Give good customer service from the start.

Everyone wishes there was more time in a day to get done all those things we need to do. Take the time to go the extra mile in offering stellar customer service.

This includes taking client calls and answering emails promptly. Engage with clients on social media. Show them you are available. When you are available to your customers, they begin to trust you and this creates a lasting relationship on which customer loyalty is built.

4. Pay attention to customer feedback.

It’s vital that you listen to your customers and value their feedback. They are the lifeblood of your company. Sometimes their needs change and it’s important that you change your approach to meet those needs.

It’s easier to keep a current customer than to get a new one, so make the ones you have feel valued.

5. It’s not enough to simply meet people. Build relationships.

Networking events can be great, but the next time you attend one, don’t just meet people. Actually take the time to foster relationships with them. This is how to build leads that develop into loyal customers.

Social Media Secrets Revealed: Realtors Get More Customers With Social Media

There’s new research from the National Association of REALTORS that shows 56% of real estate professionals are using social media and online marketing to grow their brands and businesses.

If you are a real estate professional using these tools, good for you! If you haven’t yet fully embraced social media and all the other online marketing options for your brand, now is the time to do so.

The social media landscape is always changing so it is important to stay current on the latest and greatest technology and social media platforms and tools. Here at Big Block Realty, we wish to give our agents training and professional development opportunities so they can stay ahead of the pack

(Click below to play video)

In the above video, Sam Khorramian shares some great tips for how real estate professionals can better use social media to increase their leads and sales. It includes things such as:

  1. Be a Giver – Remember this question “How can I help you?” If someone contacts you, follow up and find out how you might be able to help them. Even if it doesn’t seem like a direct lead, you are working to grow a relationship and that will always pay off in the end.
  2. Listen – It’s not enough just to talk…you have to use social media to listen and respond. By participating in the conversation, you can grow your prospects using social media.
  3. Have Fun – Use social media to show your personality, especially your fun side. This will be attractive to people and help to get the ball rolling to create those lasting relationships.
  4. Ask Questions & Engage People – This is similar to listening, but it’s where you truly engage with people. This is the main reason to use social media for business. Don’t miss out on valuable opportunities to connect authentically. This can start with likes and comments, but the more you do this, the more connections you will have.
  5. Create a Custom Fan page – This is a page for a business that directs visitors to “Like” it upon visiting. Getting more likes should be an important part of your long-term social media strategy. So take the time to create a custom page so they will push like as soon as they arrive.

These are just a few ways that you can use social media to advance your real estate career.

How can a Realtor use Twitter to Get More Business?

There was a time when people thought social media was just a passing fad. A few years into it, we can easily see social media is not a fad, but something that is changing the way we live and do business.

There are many social media platforms that can be of use to a real estate professional trying to get more business, but today we’re going to talk about Twitter.

Twitter is a popular social media platform that real estate professionals can use to get more customers and create better engagement with the customers they already have.

The main thing to remember about Twitter is that it’s a conversation taking place in real time. Twitter messages, called Tweets are short bursts of information shared with the people who follow your account.

You can Tweet with other Twitter users by using their handles (or Twitter name) which looks like this: @name.

Another important part of Twitter is that it serves as a great way to share information. You can use Twitter to share URLs of your website or blog. This way, Twitter can serve as a way to drive traffic back to where your content lives.

Something else to remember is that more tweets = more business.

The more you Tweet, the more your content is going to be seen and this only helps to improve your ranking…which in turn, helps your business grow.

Real Estate Tips: Building Brand Equity with Social Media

california real estate agents commissionHave you ever opened a new bank account? Let’s say you set up the account with an initial deposit of $50.

You can’t go to the bank the next day and try to withdraw $500. It just doesn’t work that way.

Social media is very similar, especially when it comes to building your brand.

It’s important to make the initial deposit of effort before you can begin to enjoy the equity created by your actions.

As a real estate agent, your personal brand is only as good as you strive to make it.

This includes things like making yourself available to your customers. Answering their questions. Providing an expert opinion when they need it most.

Social media isn’t just about talking. It’s also about listening. One way to do this is by going to Facebook or Twitter and engaging with other users. Like other posts. Retweet messages and links. You don’t want to be that person constantly trying to promote…it’s off putting.

Be helpful. Provide content that has value. Give your audience a stream of content that enriches their experience, whether it pertains to real estate directly or indirectly.

Click the video below to play a valuable training clip:

The more you engage, the more you will receive. That’s what social media is all about at the end of the day…getting your name out there in front of people who hadn’t seen it before. Engaging with them in memorable ways.

You can build brand equity using social media to grow your brand and your sphere of influence. Why not start today?
