Top California Brokerage Tips – How to Manage Client Expectations for Real Estate Success

ID-10048101Real estate is a business of working with people.

There are often unknowns when approaching a real estate deal, but these can be much less stressful for home buyers and sellers when a real estate professional is committed to managing their expectations.

As a real estate professional, it is your job to prepare your clients for certain challenges that may arise.

Building a reputation for a 100% commission real estate business begins with how you behave toward your clients as well as in your personal life. Dedicate the time and resources needed for build the image you want to project.

As a leading flat fee broker in California, we strive to provide our agents with helpful tools that will increase their success. Consider Big Block Realty if you would like to begin an exciting career with a 100% commission real estate brokerage!

Planning, communication and flexibility are some things you can incorporate into your business practices to better manage your client expectations and leave happier more satisfied clients in your wake.

Another way to think about managing expectations is preparing your client for possible outcomes. This can apply to both positive and negative situations.

1. Don’t Scare Your Clients

As a real estate professional, you have an idea of all sorts of worst case scenarios for real estate deals. But sharing this information with your clients will only incite fear and panic.

Instead, prepare your clients for the most likely outcomes. You can tell them that there are certain unpredictable elements, but that by working with you they can feel confident you will handle whatever comes up.

It is important to make clients aware of a few possible (but unlikely) negative scenarios. That way when the negative things don’t happen, they will be relieved and encouraged.

2. Teach Clients What They Can Expect

Clients can get emotional in the home buying or selling process. Buying a home is probably the most important purchase a person will make in his or her lifetime. It’s natural to expect they will enter the process with emotions running high.

However, while the process is complex, you must be able to walk your clients through it from start to finish. Change can be challenging, but when you let your clients know what to expect, they can deal with and minimize their anxiety in the midst of change.

Buyers who move too quickly can sometimes feel pressure to buy a certain home or property and then feel buyer’s remorse. This can lead to buyers backing out of deals.

To ensure that deals are a success from start to finish, real estate professionals should teach clients what to expect and let them know some feelings of uncertainty are normal and can be expected.

3. Have Compassion for Clients

The world of buying and selling houses can seem very complex from a layman’s perspective. As real estate professionals, it is important that we have compassion and empathy for clients as they approach this process.

We aren’t just helping them find a house or piece of property, we are helping them find a home for their family. It’s crucial to pay attention to the whole person and take into account all mitigating circumstances that might be affecting the process.

By putting ourselves into their shoes, we can begin to imagine what customers are feeling and when we have empathy for what they are experiencing, we are more effective at being real estate practitioners.

California Real Estate Success Tips: How to Close Listing Leads

ID-100127419Here at Big Block, California’s top 100% commission real estate brokerage, we are committed to providing helpful real estate success tips via our blog and other social media channels. Need some help closing your listing leads? You’ve come to the right place!

If you’ve been ramping up your marketing efforts for your California real estate business and generating a bunch of great new leads, good for you!

Listing leads are crucial to any California real estate professional’s success and that’s why we wanted to share some tips for closing the deal on your listing leads.

All the listing leads in the world won’t matter if you can’t close the deal, so follow this advice to make sure you get the best possible results!

1. Remember The Seller is Boss

Real estate agents are experts in their industry, but sellers have much more at stake with the sale of a particular home or property. One area that often causes friction is determining the selling price.

Some agents try to convince sellers the go with a price they recommend. This approach makes sense considering the agent is the expert. But all too often, sellers feel their input doesn’t matter.

This can cause a power struggle.

Instead of trying to be in charge, act as a trusted resource for buyers and sellers. By offering them guidance and helpful information, you show them they can rely on you. Let the seller be in charge, but walk them through the process with advice and answers to questions should they arise.

At the end of the day, the property belongs to the seller so it’s ultimately his or her decision to price it (and list it) as he sees fit.

If a seller has unrealistic expectations about a listing price, it pays off for you to be polite but direct and pass on the opportunity to work together. This will save you lots of time and effort in the end that might have been wasted on a listing that wouldn’t sell. Sometimes sellers will reconsider and choose to list with you at the price you suggested.

2. Know and Show Your Value

It’s possible that you may at some point encounter a seller who wants you to reduce your commission. When this happens, you have failed to demonstrate your value as a real estate professional.

If this situation should arise, the most important thing to remember is don’t be defensive.

Our best advice is to keep this situation from ever taking place. When you recognize your value as an industry leader, you will feel more confident and demonstrate that value to your clients.

One way to do this is to show how you are different from your competitors. Give your clients a strategy that outlines ways in which you will work together. Explain and answer questions before they even come up.

Most agents fail to explain their services thoroughly so by doing so, you will give yourself a leg up. As a top 100% commission brokerage in California, we want our agents to have the tools and knowledge they need to be successful.

Another way to ensure your customers understand the value you bring to the table is manage their expectations. Ask they what they hope to achieve from the experience. Take their temperature throughout the process and do everything in your power to see that they are a happy customer after it is all said and done.

Follow these tips and it will help you maximize your leads. Remember that when you are trying to win those valuable listing appointments, it’s important to let the seller be in charge while still demonstrating your expertise and value. In doing this, you will make more positive connections with would-be sellers and increase the chances they will want to work with you.

Here at Big Block Realty, we are California’s leading 100% commission real estate brokerage. As part of our team, you will keep your entire commission while still enjoying all the perks of working with an industry leader such as Big Block.

A career in real estate allows you to leverage your potential in a way that no other industry or field can.

Realtor Success Tips: Working with Elite Clients

One element of being a realtor is working with elite or celebrity clients. This might not be common for all real estate professionals, but here in California, chances are good that you will deal with this. Every community has its celebrities, even if they aren’t the Hollywood kind.  Their business affairs can attract a lot of attention. As their realtor, it’s important that you always the extra mile to protect their privacy.

hollywood signFirst, keep their identity quiet as long as you can. Famous names will eventually get out as the real estate process unfolds. Don’t brag to family or friends about your client. Be professional and keep it to yourself.

If your client doesn’t feel you respect their privacy, they’re not going to come to you the next time they need a realtor.

Remember that a celebrity client probably has a very hectic schedule. Be prepared to shift your schedule around theirs. Be flexible with last minute cancellations and scheduling changes. Muddle through any difficulties and remember the benefits of having an elite client.

Nurture your elite clients like you would any other. You want your name in their mind when they think of realtors. Keep in contact and provide a personal touch. Even if they decide not to do business now, they may need a realtor in the future.

Know your market. Sometimes an elite client may have special needs. Know the zoning rules pertaining to the property. Does your client need to build a ten car garage? A helicopter pad? Maybe something more realistic like a gate and tall privacy walls. Know the codes and rules before your client starts asking questions. You don’t want to look like you don’t know what you’re doing.

These are just a few simple ideas that you may want to try when dealing with an elite client. Here at Big Block, California’s #1 zero broker split real estate brokerage, we treat every client like a celebrity. If you’re looking for a realtor, we have some great folks who would be happy to help you.

Tech Tips: More Ways to Use Technology for Real Estate Business

There are a lot of great apps out there for streamlining a realtor’s life and business. We previously discussed a few great tech solutions for real estate pros, including Skype, Camera+, and Route 4 Me. There’s no shortage of great apps for making the job easier. Here are a few more we think you should take a look at.

Hootsuite– If you’re using Facebook, Twitter, Linkedin, etc., (and  we’re assuming you are), you should definitely give Hootsuite a look. The basic package (free, by the way), allows you to manage five profiles. Schedule and respond to updates and tweets and keep track of profiles from one place. Try going PRO and manage up to a hundred profiles for $9.99 a month. One awesome feature is the URL shortener. Trust us. You will want it.

sign my padSignMyPad– This app allows you to make your signature once and use it electronically. It also let’s your clients use their finger to sign. Eliminate paper altogether and go green like never before. At only $3.99, it’s a great app for doing business on the fly.

REALTOR.com– This app updates listings and photos every fifteen minutes, so you know you’re getting the most updated information for your clients available on the web. Find out anything you want to know about any house listed, be it open house dates, listing prices, etc. The app also lets you make and save notes and share info on social media. Did we mention it’s free?

These are just a few of the great realtor apps out there, but we’re sure there will be a lot more to come, and we’ll do our best to keep you informed.

Do you use any of this technology or do you have other favorite apps? We’d love to hear your feedback about what apps and tech work best for your needs.

If you are serious about taking your real estate career to the next level, consider embracing new technology as a way to grow your brand and generate new leads. And if you’re looking for new career opportunities, consider joining Big Block Realty!

Realtor Success Tips: How to Have An Awesome E-Newsletter

emailA real estate agent’s job isn’t as simple as buying and selling houses and hunting down new leads.

As a professional real estate agent, it’s vital to implement various marketing strategies to get your name out there and keep it out there. One form of effective marketing is the email newsletter.

If you don’t already have an email followup system, we recommend “Aweber – Click Here To Try It For $1.00

It’s important to keep a few things in mind when building your newsletter. Try out some of these ideas and you’ll be able to make a newsletter you’ll be proud of and your clients will appreciate.

First, you don’t want to send out a dry, impersonal, robotic mess. And you don’t want to base your newsletter on new listings alone. What good is a newsletter focused on new listings to someone who just purchased a home? That’s just annoying and makes the recipient feel like they’re just a nameless mark to you. Not good. They’ll delete your newsletter without giving it a second look.

Next, be sure to make your newsletter YOURS. Stay away from forced imagery, be it stock art, layouts, and colors which don’t have any meaning to you. Keep the newsletter personal by putting a bit of yourself into its creation.

Finally, make it quick and convenient for people to reach you. You don’t want potential clients to get frustrated because they can’t figure out how to contact you. Once again, your newsletter will get deleted because it’s annoying.

It’s important to remember that your content is the core of your newsletter. Don’t make it all about  you, but make it relevant to your industry and your clients. Write about something going on in real estate. Comment on trends or the business in your area. Just remember to try your best not to be boring.

Keep these ideas in mind for a successful newsletter.

To automate this entire process, use a software like  “Aweber – Click Here To Try It For $1.00
