How Real Estate Professionals Can Use “Big Data”

The retail industry has benefited from having big data for some time now, but many real estate professionals believe that our industry will soon be able to benefit from big data as well.

Unlike buying things like gas or groceries on a very regular basis, most home buyers and sellers only participate in the real estate industry every 5 to 10 years…some even less frequently.

Having data that sheds insight on consumers’ long-term life decisions would prove to be very useful and valuable to real estate professionals, brokers and other members of our industry.

Big data could allow real estate professionals to have a greater understanding of when past clients might consider selling or refinancing their homes.

It could also create a way for realtors to anticipate when a client might decide to downsize his or her home or even buy vacation property.

With big data strategies in place, real estate professionals could capitalize on the most opportune moments to send marketing content and messages to their clients.

In the world of marketing, content is is king but so is timing. Facebook has already announced that it will soon begin allowing advertisers to target consumers based on their offline shopping behaviors.

While there is still much to be developed in the realm of big data for the real estate industry, there are a few things you can begin doing now to get the maximum impact of your customer data.

First, you should be collecting customer data. If you aren’t doing this, begin doing so immediately. This should be everything from customer names, addresses and emails to birthdays and other particulars.

Next, take it to the next level while collecting & mining data. This means you should look for the place where different aspects of your business are connected. Then track the data and use it to establish your long-term email marketing strategy.

For example, you might want to create an exit survey for your clients. Collect basic information about what they believe their future home buying behaviors and plans might be. Connect with them based on that, rather than bombarding them with information when it isn’t relevant to them. 

Remember to use common sense. If a customer just bought a home from you, don’t send them messages that contain new listings. Create content that is pertinent to them instead. This might include things like info about taxes, home warranties, refinancing and home improvement.

Customer data is valuable to you, especially if you can use it to better understand your clients’ behaviors. This is an important part of the marketing process because it can help you create your messages and improve the timing in which you distribute them. When you target the right audience within the right context, your business can grow and thrive.

Another consumer trend that is on the horizon is the emphasis on visual.

This should come as no surprise to real estate pros who have already been upping their game in this area, with better quality photos, more visually engaging web presences and the like.

But there are always ways you can push the visual envelope to engage your customers.

Mobile apps and visually heavy social media platforms such as Pinterest and Instagram offer opportunities for realtors to create engaging content and entice potential customers.

A third trend being predicted for consumers in 2014 is embracing imperfection. Real estate professionals are only human and it’s only when you find your authentic voice on social media that consumers will engage with you.

Real Estate Business Tips: Documenting Business-Related Expenses for Tax Purposes

One important part of being a real estate professional is generating sales and expanding your network to grow leads.

While growing a business, it is important to consider your online brand and how you can build brand equity using a variety of tools and strategies.

Another side of the real estate business is managing the finances.

Realtors often incur a variety of business-related expenses in the course of their careers. Some of these include travel, meals and other expenses related to client relations, etc.

While these business expenses can be deductible on annual tax returns, it is important for real estate professionals to ensure they take proper steps to document them.

There is no reason to attract suspicions of the IRS and the following tips will help real estate professionals and other business individuals who might incur business-related deductions cover all bases to keep things in order.

Each time you have a business-related expense, remember to document the following:

1. Date – 

Most often, the date an expense was incurred will be printed on a receipt or credit card slip. If paying cash, you might want to create a receipt or slip of your own as a reminder. Cancelled checks are also a way to track the date of certain expenses.

2. Amount – 

Make sure to document exactly how much was spent. Don’t forget to include tax and tip.

3. Location –  

Keep detailed records of the nature and place each business-related expense took place. It’s easy to forget after some time has passed so this is important information to maintain regularly.

4. Business Purpose – 

In order for an expense to be business-related, it must be incurred for your business.

Create a record of the purpose of each business expense so that you could show exactly why and how the expense was necessary.

This might include information such as that the expense was needed to obtain new business, to encourage existing business relationships, or to market your products and services. If the purpose of a meal was to discuss business dealings, document that as well.

5. Business Relationship –

This has to do with expenses where entertainment or meals are involved. Keep a list of names of the people involved, their occupations and a record of how they are related to your business.

This type of record keeping isn’t complicated, but it does require diligence.

Keeping organized will only help you when it is time to file your taxes or work with an accounting professional.

A few examples of items you can keep to show business expenses include:

– receipts, credit card statements, or cancelled checks

– receipts in conjunction with appointment book/online calendar entries

Customer Service 101: Finding and Keeping Loyal Real Estate Clients

ID-100146282Real estate is the business of working with people. It’s not just about finding people to work with, but it’s also about providing the level of excellent service that keeps these people happy.

A happy client is a loyal client. And a loyal client can be your biggest brand ambassador when trying to build your brand or business.

It’s important to spend as much time, if not more keeping your current customers happy as you do trying to find new customers.

Here are a few tips for creating loyal customers:

1. When you mess up, apologize. 

Customer satisfaction is only worth as much as customer loyalty. And satisfied customers make a real estate professional’s life much smoother. But nobody is perfect. Things might not go exactly according to plan. You might make a mistake. The important thing is to be upfront about it and apologize.

Customers will appreciate the direct approach. They are just human too. They understand that things happen, but it’s how you move forward from them is what matters.

2. After you apologize, fix the problem. 

When you make a mistake, the first thing you should say is “I’m so sorry.” The next thing you should say is “let’s fix it.” Don’t waste a customer’s time trying to explain why something happened. This doesn’t really get you anywhere. Instead, make the necessary actions to fix the problem.

This shows customers that they can depend on you, even when things don’t go according to plan.

3. Give good customer service from the start. 

Everyone wishes there was more time in a day to get done all those things we need to do. Take the time to go the extra mile in offering stellar customer service.

This includes taking client calls and answering emails promptly. Engage with clients on social media. Show them you are available. When you are available to your customers, they begin to trust you and this creates a lasting relationship on which customer loyalty is built.  

4. Pay attention to customer feedback. 

It’s vital that you listen to your customers and value their feedback. They are the lifeblood of your company. Sometimes their needs change and it’s important that you change your approach to meet those needs.

It’s easier to keep a current customer than to get a new one, so make the ones you have feel valued.

5. It’s not enough to simply meet people. Build relationships. 

Networking events can be great, but the next time you attend one, don’t just meet people. Actually take the time to foster relationships with them. This is how to build leads that develop into loyal customers.
